Terms of Use

These terms govern your use of the Mobdla app and website. By creating an account or using the service you agree to them. If you do not agree, do not use the service.

1. What Mobdla does

Mobdla helps property owners find people who want to swap with them: it shows your properties and requests, suggests suitable swaps automatically, passes a swap offer to the other side, and calculates the value difference between them. The parties do not talk to each other directly on Mobdla: the Mobdla team deals with each side in a conversation of their own, and neither side's mobile number or contact details are shown to the other. Mobdla is not a party to any agreement between you and anyone else, and does not buy, sell or guarantee any property.

2. Your account

• The service is for adults who are legally able to deal in property.
• One account per person, on a mobile number that is yours. You sign in with a code sent by text — never share the code.
• What you enter must be accurate, and you are responsible for what is done from your account.

3. Your properties and requests

• List a property only if you own it or have written authority to deal in it.
• Details and photos must be real and of that property, and the price is the price you are asking.
• Any value or value difference the app calculates is arithmetic on the figures the parties entered — not an official valuation.
• We may suspend or remove any property or request that breaks these terms or appears misleading.
• Mobdla's team reviews every new property before it appears on the market or takes part in matching; no review time is promised. Changing its description, photos, type or location sends it back for review. If we do not accept it, we tell you why so you can change it and send it again.
• Review is not a check of ownership, and not a guarantee that a property's details are accurate — its owner is responsible for them; check them yourself before any step.
• A property's description must describe the property, and may not contain a phone number, email address, link or any other way to be contacted — all contact goes through Mobdla's team.

4. Suggestions and offers

• Suggestions are made automatically from the data entered; they are suggestions, not advice and not a guarantee that a swap suits you.
• The other party's details are as they entered them. Check them yourself before any step.
• Your mobile number, email and address, and your property's full address, are never shown to other users, even when there is a swap offer between you — only Mobdla's team sees them, and it passes each side only the information needed to manage the swap, without contact details.

5. Agreement is not a contract; ownership moves by registration

• Accepting an offer in the app is not a contract and does not transfer ownership. Ownership transfers through a contract registered at the Real Estate Publicity Department (al-Shahr al-Aqari).
• A unit still under instalments to its developer needs the developer's approval before it can be transferred.
• Each party is responsible for their own taxes and fees under the law and the contract. Have a lawyer check the papers, and an accountant the taxes, before you sign anything.

6. Money

• Mobdla never receives, transfers or holds money — not a property's price, not a value difference, not a deposit.
• Never send anyone money through a conversation, and report anyone who asks you to. Mobdla will never ask you for money in a conversation.

7. Success fee

• The app shows you the fee and its percentage before you send or accept an offer.
• The fee is due only if the swap actually completes — that is, once our team has confirmed the properties were transferred. If the swap does not complete, there is no fee.
• It is paid outside the app against an invoice from the company, at the percentage shown to you when you agreed, even if it changes later.
• The fee shown excludes any tax that may apply to it.

8. Safety and conduct

• No fraud, impersonation, abuse, spam, or collecting other users' data.
• You can block or report anyone from the ⋮ menu on a swap's page, or report a property from its page. Our team reviews reports and may suspend any account that breaks these terms.

9. Closing your account

You can close your account at any time from Profile → Delete my account. What is deleted, what is kept and why is set out in the privacy policy. We may close an account that breaks these terms.

10. Limits of our responsibility

Mobdla provides a platform that brings people together. It is not responsible for the accuracy of what users enter, the condition of any property, or the performance of any agreement between users — to the extent the law allows.

11. Changes and governing law

If we change anything material in these terms we will tell you in the app before it takes effect. These terms are governed by Egyptian law.
